最近总有粉丝问我，说我在澳洲悉尼有自住房，还想买套投资房，能给我点建议吗？每次听到这样的问题，我都不知道怎么回答。我看到过不少人买了2-3套房，都以为买了肯定赚，但是实际情况是，他们买的投资房不是价格下跌，就是租金上不去，都是在亏钱的，每个月都从你赚到工资中吸走一部分现金。但是这些投资者怎么想也想不明白，当初好好的发财梦，怎么一下子就变噩梦了？本期影片，我们就来聊一下为什么你买房一定亏钱，看看到底哪里出了问题。
澳洲的房产投资者非常出名，但是这个出名，并不是因为他们投资了多少有持续性的回报的房产，或者达到了自己的财务目标，而是因为这些“房产投资者”盲目找房，盲目买房，然后在财务上自己把自己困死。所以才有名。
这里面比较典型的一类就是耳根子软，没主见的房产投资者。我觉得都不应该叫房产投资者，应该叫韭菜。如果再遇上乱七八糟的中介，跟你一通吹，说什么买我的房子就赚钱。你肯定直接中招。要是让这个中介蒙对了，房子真涨了还好说，要是不涨，你找谁赔这个损失去。你要是去找这中介，人家可能说，我也买了，我也赔了，你一心软，就不会找他麻烦了。其实人家买没买你又不知道，反正中介费是赚到了。这里我对正规的房产中介朋友们说一句，我之前的影片由讲到过法律上禁止中介，以卖自己代理的房产为目的，给买家任何投资理财建议，不让做的事还是不要做比较好吧。当然这个禁止归禁止，政府方面并没有行之有效的控制方法。
我们普通人认为的澳洲房产投资者，之所以叫房产投资者，其实就是因为他们买了1到2个出租房产而已。拥有超过2套投资房，而且建立了自己的投资组合的投资者总共还不到所有澳洲房产投资者的1%。真正能够清楚自己的财务目标，稳定的积累财富，来达到财务安全和财务自由的人真是太少了。
