If you are going to purchase any property including House, Plot, Flat or land, you must know what is the procedure for registration of land/property. What taxes or fees involved in the registration process. In registration of land, many taxes like Stamp Duty, CVT (Capital Value Tax), CGT (Capital Gain Tax), Advance Tax, Registration Fee may include but it depends on where property is situated and after what it is being sold, also it is based on whether the property is rural, urban or residential in nature. The Sale Deed, Mortgage Deed or any other document which is required to be registered, should be registered in the office of Registrar/ Sub Registrar of concerned Tehsil/ District, Before purchasing any property or plot, you should verify the land which is being sold to you. You should also verify genuineness of the documents related to property shown to you. Either you go to Patwari Halqa or to Land Record Center (Arazi Record a) for its verification. Now days, the record of land has been computerized/ digitized in many areas of Punjab. If your record has been computerized, you should approach to the Arazi Record Centre and if not computerized, approach to Patwari concerned and obtain the FARD alsow knonw as Record of Rights or Naqal Register Haqdaran e Zamin. Make sure, the property should not be under charged by any mean like Surety, Sale, Mortgage, Guarantee, lease. In addition you should confirm the metes and bounds of that particular property for example what is North, South, East and West of that plot or property. The registration time for registration of sale deed has been reduced to 08 day now. However, before this 15 days were required to be registered a deed. Stamp Papers for registry can be obtained from Bank of Punjab. The CVT has been merged into Stamp duty if applicable. After registration of Deed of land of computerized record, you need not to go to Patwari or Arazi Record Centre for Mutation (Inteqal) it is hte duty of Arazi Record Centre to attest mutation on teh basis of Sale Deed.
