Today I am visiting Serangoon Ave 2 & 3 to film the HDBs and surrounding area at the request of my niece, her name Mulan.

Yes, Mulan is the same name as the legendary ancient girl dressed as boy, became General to defend state against aggressors, to replace her aging father being drafted for war.

She is considering buying a flat in this area, due to convenience and also her children have grown up.

She is having a leg issue and cannot walk properly, so I am doing the walking and exploring.

I came off Serangoon station North East line side, walk up to Upper Serangoon Road, then start of Serangoon Ave 2 to Ave 3 junction.

Serangoon Ave 2 & 3 is located right nearby the very popular NEX Mall, served by two mrt lines, Circle and North East lines.

Besides NEX Mall, there are 2 Food Courts plus another new food court coming up near McDonalds.

There is also a big open field area left empty. Maybe soon more condos may be built to accommodate population growth and foreign imports as one method to generate GDP sustained growth.

Native population replacement in Singapore has dropped under 1.0 rate, meaning locals are not replacing themselves enough at rate of 2.0 or higher.

Over 40% of the total population are now foreigners.

Singapore is one of the wealthiest nation in the world, per head GDP ahead of USA, and 80% of the local population live in HDB flats, build by the government for public housing.

Most of the Executive Apartments and 5 rooms owners are already millionaires living in assets worth more than a million.

Even the newer build 4 rooms less than 10 years, are also making this mark.

Japan, once the world’s most expensive real estate, crashed in the early 1990s and never woke up again for the next 30 years.

Japanese people worked so hard but their salaryman income is now among the lowest in the world as other countries catch up compared to the developed world.

China is now going through the same pain Japan went through when they were tops.

Property prices has dropped at least 40% in all major cities like Beijing, Shanghai, Shenzhen and Guangzhou.

Property prices go through cycles of growth, peak and decline once the economy and speculations overheat.

However, this never happens to Singapore, prices go higher and higher, the sky is the limit, yet people still can afford it.

The formula is to work until 69, die asset rich cash poor.
