A Tour Of Goochland County VA | Rural Living In Richmond VA | Goochland County Explored

In this video I will give you a tour of Goochland County VA. Goochland County is a rural area just west of Richmond and if you are looking for an area where you can find homes with acreage, Goochland will deliver. We give tours to our relocation clients all of the time but the rural areas are the hardest to give concise guided tours of. This video will help set the right expectations of what you can expect to find within Goochland, and you will get to see a ton of homes sitting on acreage, both within neighborhoods and not in neighborhoods.

I start the video by telling you about Goochland county as a whole. I show you some of the major roads that you would travel in the area, and a little about the real estate offerings within Goochland. I then break the county down into east, middle, and west.

Starting in the western parts of Goochland county, we first visit the Goochland County Courthouse area. This is a small commercial bubble with a YMCA, some restaurants, and a Food Lion shopping center. While not perfect, it's nice to have a grocery store in this area because otherwise a grocery run would likely take you 25+ minutes. There are a decent amount of new construction neighborhoods located here, plus tons and tons of new construction ranch style floorplans situated on 1+ acre lots.

The middle part of Goochland County is where we live, and we love it here. It is the best of both worlds, with a rural feel to the area but with better proximity to everything that Short Pump has to offer only 10-15 minutes away. Due to it's better proximity, homes cost more here on average than they do in the western areas.

The eastern part of Goochland County is a bit of an outlier compared to the middle and the west. There are lots of low maintenance, age targeted communities, as well as neighborhoods with very expensive, custom built homes. Tuckahoe Bridge is probably the most "normal" neighborhood in the area delivering what you would expect to find in the suburbs, albeit with larger lots. The eastern parts of Goochland have excellent proximity to Short Pump which is why this area is much more expensive compared to the others.
