এই পর্বে আমি আলোচনা করেছি আপনার জমির দলিল আছে দখলও আছে কিন্তু সর্বশেষ খতিয়ানে জমি খাস হলে আপনি কি করবেন?
আপনার জমির দলিল আছে দখলও আছে কিন্তু সর্বশেষ রেকর্ডীয় জরিপ খতিয়ান আপনার জমি আপনার নামে রেকর্ড না হয়ে খাস খতিয়ান রেকর্ডভুক্ত হলে সেই খাস খতিয়ানটি সংশোধনের জন্য আপনাকে সরকারকে বিবাদী করে দেওয়ানি আদালতে মামলা দায়ের করতে হবে।
রেকর্ড সংশোধনের জন্য দুই ধরনের দেওয়ানি মামলা হয়ে থাকে প্রথমত কোন এলাকায় ফাইনাল প্রিন্টেড খতিয়ান দেওয়ার পর সরকার গেজেট করে সেই এলাকার জনগণকে খতিয়ানে কোন ভুল থাকলে সেটি সংশোধন করার জন্য ল্যান্ড সার্ভে ট্রাইব্যুনালে মামলা করতে বলেন ল্যান্ড সার্ভে ট্রাইব্যুনালে নির্দিষ্ট সময়ের মধ্যে মামলা দায়ের করতে হয় আপনি যদি নির্দিষ্ট সময়ের মধ্যে ল্যান্ড সার্ভে ট্রাইব্যুনালে মামলার দায়ের করতে না পারেন সে ক্ষেত্রে আপনাকে দেওয়ানি আদালতে উপস্থিত হয়ে রেকর্ড সংশোধনের জন্য একটি ঘোষণামূলক দায়ের করতে হবে। আদালতে মোকদ্দমা দায়ের করার পর সবকিছু ঠিক থাকলে মোকদ্দমার যে প্রসেস রয়েছে সেটি শেষ হওয়ার পর আদালত আপনার ভুল খতিয়ানটি সংশোধন করার জন্য রায় প্রদান করবেন। সেই আদেশের বা রায়ের সার্টিফাইড কপি তুলে আপনাকে এসিলেন্ট কোটে নিস কেস দায়ের করে আপনার ভুল রেকর্ডটি সংশোধন করতে হবে।

You have land deed and possession but if your land is not registered in your name in Khas Khatian, you have to sue the government and file a case in civil court to correct the Khas Khatian.
There are two types of civil cases for rectification of records. First, after issuing the final printed khati in an area, the government gazettes the people of that area to file a case in the Land Survey Tribunal to correct the mistake in the khati.If you are unable to file the case in the Land Survey Tribunal within the specified time, you will have to appear in the Civil Court and file a declaratory order for rectification of record. If everything goes well after filing a lawsuit in court, after the process of litigation is over, the court will issue a judgment to correct your wrongful conviction. You have to correct your wrong record by filing a Nice Case in Agilent Cote by taking the certified copy of that order or judgment.
