Alexander Woods Townhomes is a beautiful gated community located in Plant City, Florida. The townhome community is a secluded in an enclave with easy access to schools, restaurants, theaters, banks, shopping centers and Interstate 4. Thanks to a partnership with Hillsborough County, down payment assistance is available for eligible buyers to purchase a new townhome, without the need to provide "sweat equity."
Initially created for luxury living, the 80 unit townhouse complex was left partially completed after the housing market crash in 2007. With only 2 buildings (14 units) developed, the property became a blight in the community, and Hillsborough County’s Affordable Housing Services acquired it in 2010. As part of the Neighborhood Stabilization Program (N.S.P.), Florida Home Partnership was awarded the Request for Proposals (RFP), on March 1, 2012, to take over ownership and complete the development of Alexander Woods. With support from Wells Fargo’s Priority Markets Initiative, FHP was awarded a $100,000 donation in 2013 which has helped to accelerate the building of the community.
As the new developer, Florida Home Partnership prepped and sold the existing fourteen units and is well under-way of building and selling the remaining townhomes which were re-designed for greater affordability and incorporate green building, energy efficiency and optimum space usage. With starting prices in the low $100,000s, the townhomes offer 2 to 3 bedrooms with 2 to 2.5 bathrooms and can comfortably accommodate individuals and small families. In addition to making steady progress in building the units and establishing a home owners association, FHP has built a beautiful community clubhouse, swimming pool, playground and picnic areas on the 6.58 acre community.
You may not need to be a first-time home buyer to qualify to purchase one of these homes! Down Payment Assistance is available for eligible buyers and ranges between $500 to $2,000 of the purchase depending on your circumstances.
ALL buyers must meet eligibility requirements of the County's homebuyer program, which includes; 1) receive FHA/VA/Conventional/Bond first mortgage financing by a County Certified Lender with credit scores over 640, 2) occupy the property as primary residence, 3) not currently own any real estate, 4) total annual household income based on family size cannot exceed 120% of the Area Median Income (1/$48,240, 2/$55,200, 3/$62,040, 4/$68,880, 5/$74,400, 6/$79,920), 5) not have liquid assets over $20,000 excluding retirement accounts, 6) attend a homebuyer class, 7) US Citizen and/or Qualified Alien. If the homebuyer meets these requirements, the buyer's typical down payment & out of pocket costs are approximately $2,000. County down payment assistance amounts vary based upon Buyer's need as determined by standard qualifying housing and total debt ratios. This assistance is in the form of a 0%/$0 payment deferred 2nd mortgage loan that is forgiven annually.
